Best setup under 20k
Planning on building a new house with an area in the basement.
Looking for equally accurate ball flight and a top notch graphics.
I'm open to anything, tired of looking at all the different websites trying to claim they are "the best".
If this has been covered already, I apologize.

The usual line is that it depends what you want. There are so many options that both graphics and ball flight can be had in many configurations. If you and most of the people you plan to play with are righties (or lefties) then the GC2 may be good for you. If you need to "hand"le different handedness then one of the platform sensor systems might be best like Protee or GGS (although you'd better be handy with computers and troubleshooting for GGS from what I understand). There are radar and other optical systems but they all cost more. I did not include the sub-1000 systems like Optishot.

build the basement big enough is the best tip
5 metres wide 8 metres long 3 metres high would be plenty
Optoma 750E projector -$700
Corys HQ screen- $500
Synthetic turf- $1000
side netting or blackout curtain -$300
TrUestike gel mat -$500
Flightscope X2 and E6 Software- $11000
Computer $1000
Total - $15,000
watch everyone envy you
of course yon cannot do putting but if you wanted to add a sensor or use the size of the room and turf to use as the real life green- put sand in sealed bags underneath to create the green with star-pro putting cups that can be moved $20

The Flightscope or Trackman are great for outdoor use where they can track the ball, but in the basement, they won't be as accurate as the GC2, Protee, or GGS.
The E6 does not have top notch graphics. IMO, it blows! Read my E6 graphics review.
I think HRS's answer was pretty good. Give us more info or details of certain requirements then maybe we can narrow it down to a specific simulator.

I should have said I want to see the X2 tested against the Gc2 before I buy either. Club data included.

Do have a look at bogolf before deciding on one. Although I am not a pro golfer but I got a used one from a friend and it works good enough. I do not have any experience with others so cant say about it. You can check my signature to view their feature and see if they can provide a demo at a place near you.

Rakesh you seem high on the Bogolf? The reviews on Bogolf have been suspect. Give us more information on the system.

Make sure you got enough space for a nice setup. I got ~20' x 25' which is fine but if I was to build a new house again it would be larger.
Would have a bar and a some relaxed setting, a real man cave
I got 8' 8" ceiling height which works but again next time it will be 10' or more!
Don't save on Projector and Screen, While a 1280X 800 projector has a nice screen format you really want a full HD 1920x1080.
And you will want a large screen to go with it. ~12' or at least 10'
"Top Notch Graphics' might be more of a problem! There are a lot of rumors of companies coming out with better graphics this year but nothing out yet as fare as I know?
The golf simulator graphics are behind the game industry by several years, just a much smaller market.
I myself got a Protee unit. Some of the courses are made very well and the graphics looks great but a lot of the courses just lacks details so while you get 85 courses not all of them are well made.

Thanks for the info. I will probably be drawing up the plans before x mas, so hopefully some new software comes out. If I were spending this type of dough, I would want some of the best graphics out there.
Also, my good buddy is left handed, so will that be a problem with some sensors?

Sensors are not an issue with lefty/righties. Using a portable unit like the GC2 or Vector that will need to be moved from side to side with each shot will be a pain.

Which is also why it would be good to have a side by side indoor test of x2 and gc2. X2 does not need to be moved for leftie.
